North Port Building Regulation

There has been a new North Port building rule put into place for new construction house builds. For the past several years the North Port new construction market has been booming due to the availability of land not in an HOA community and also at a much more affordable price compared to Sarasota Florida.

For the past 2 years, North Port Florida has been voted in the Top 10 Fastest Growing Cities in the entire United States and that alone has brought a significant amount of attention to the area. With this fast growth, it has made North Port City Officials tighten restrictions on building new construction houses to ensure that the surround environment is preserved as much as possible, however, it now makes buying vacant lots a little bit more difficult in North Port for the average person.

One wrong decision and that could cost several thousand dollars more for permits. As we also build in North Port, work with investors, people looking to build houses we have learned to navigate this new tree rule. The purpose of this new rule is to mainly protect the large trees that have been growing for 30+ years (Also Known as a “Heritage Tree”). A Heritage Tree in North Port is defined as a tree that measures more than 23.5″ in diameter about 4.5 ft from ground level.

Since North Port is a fairly densely wooded area it is not uncommon to find a Heritage size tree on a lot.
